The Coverage Contractors Most Often Skip

Completed operations. Most claims against contractors don't happen while you're on the job β€” they show up months or years later, after the work is finished and you've moved on. If your policy doesn't extend to completed work, you're covered only while you're standing there.

Tools away from your shop. A standard property policy generally covers tools at your premises. It doesn't follow them to a job site or the bed of your truck β€” which is exactly where they get stolen.

Materials before they're installed. Between delivery and installation, that material is your responsibility. Builders risk and installation coverage handles it in storage, in transit, and while it's going in.

Do I need workers' comp if it's just me?

If you're a sole proprietor with no employees, Pennsylvania generally doesn't require it β€” and municipalities will usually accept a signed affidavit stating you have no employees. But the moment you hire anyone, including a family member or part-time help, coverage is required. Give us a call and we'll walk through your situation.

How fast can I get a certificate of insurance?

Usually the same business day. Send it through our certificate request form or call us β€” if you're up against a deadline, tell us and we'll prioritize it.

Are my tools covered if they're stolen from a job site?

Only if you carry tools and equipment coverage β€” a standard property policy generally won't cover tools away from your premises. Erie's contractors tools and equipment coverage extends to tools stolen from a building, a job site, or elsewhere. This is one of the most common gaps we find.

What limits do general contractors usually require?

Most GCs and municipalities want to see $1 million per occurrence and $2 million aggregate before they'll let you on the job, often with themselves named as additional insured. If you're getting turned away or asked for higher limits than you carry, send us the requirements and we'll tell you what it takes to meet them.

A general contractor wants me listed as additional insured. Can you do that?

Yes β€” that's a routine request and one of the most common reasons contractors call us. Send us the GC's requirements along with the job name and we'll get the endorsement and the certificate handled. If you're up against a start date, say so and we'll prioritize it.
